Google Ads vs Local Services Ads for Roofers: Which Gets More Leads?

There’s a question I get from nearly every roofing company we talk to: “Should I be doing regular Google Ads, or those Google Guaranteed ones at the top?” They’re talking about Local Services Ads, LSAs, and the answer isn’t one or the other. Let me explain what each one does and why, for most Charlotte roofing companies starting out, I recommend a specific sequence.

What Are Local Services Ads?

LSAs are the listings that appear above everything else in Google, above the regular paid ads, above the map pack, at the very top of the page. They show your business name, your rating, your phone number, and the Google Guaranteed badge. That badge means Google has done a background check on your business and verified your license and insurance, and homeowners see it as a trust signal that genuinely matters when they’re choosing who to let on their roof. The key difference in cost structure is that you pay per lead, not per click, when someone calls you through LSA you’re charged for that call, typically $25–$75 per lead in the roofing category, and you can dispute leads that are clearly wrong like spam calls or wrong service area searches and get credits.

What Are Regular Google Search Ads?

These are the text ads that appear below the LSA block, marked “Sponsored.” You bid on specific keywords and pay each time someone clicks your ad, whether they call you or not. The advantage is complete control, you choose exact keywords, write precise ad copy, send traffic to a specific landing page, and can track everything down to which keyword generated which call. The disadvantage is complexity, because without proper setup you burn through budget fast on irrelevant clicks.

Head-to-Head: What We’ve Seen in Charlotte Campaigns

We’ve run both simultaneously for roofing clients, and here’s an honest comparison from those accounts. Cost per lead:LSAs generally come in cheaper per lead, $40–$80 for roofing in the Charlotte market when the profile is well-optimized, compared to $90–$160 per qualified lead for regular Google Ads. Lead quality: LSAs have more variance because LSA charges per call, and some of those calls are short calls, wrong numbers, or people out of your service area, though these are disputable. Google Ads leads who click through to a landing page and then call are generally higher intent because they’ve seen your offer before calling. Setup time: LSAs can be live within a week once your verification is approved, while Google Ads campaigns need keyword research, ad copy, landing pages, and tracking setup, typically 2–3 weeks to build properly. Control: Google Ads wins by a wide margin since you can target specific zip codes, specific times of day, and specific devices, while LSAs have limited targeting options. Trust signal: LSAs win because the Google Guaranteed badge has a measurable impact on call rates, especially for homeowners who don’t know you.

Which Should You Start With?

My recommendation for most roofing companies in Charlotte: start LSAs first to get leads flowing while you build your Google Ads campaign properly. LSAs are faster to launch, and if your Google Business Profile is strong, meaning you have solid reviews, complete profile information, and verified license and insurance, you can be generating LSA leads within a week or two. Use that time to build a proper Google Ads landing page, then layer in Google Ads once everything is ready. At that point you’ll have two sources of leads coming in, and you can see which keywords in Google Ads outperform LSA on cost per lead and allocate accordingly.

Long-term, the roofers who dominate Charlotte search results are running both. They own the LSA block at the top, they own the paid ad positions in the middle, and if their SEO is strong they also own map pack and organic positions below that. Every slot on page one is another shot at the lead. See how we set this up for roofing companies → Learn about our roofing-specific campaigns →
